As you can see the top of the chimney chase has become rusted over time by rain, wind, sun etc. These units were painted not a couple of years ago and you can still see a bit of rust running down the edge.
The metal used my most contractors is the cheapest galvanized stuff you can find. The coating on the metal is thin as this metal is designed to be used inside not outside. Over time the weather stips off the coating exposing the bare metal which rust.

We have done properties with many units in a 2-3 yr plan of doing a 1/3 this year, the next 1/3 and so on. This way you can budget for the expense maybe without the need to raise HOA dues, something everyone likes.
After figuring out the need, and amount of unit that need replacing, time frame for project and approval by the HOA board we start by carefully measuring the covers to be replaced. Sometime we find wood that might be in need of replacement and advise the board of that fact and a rough estimate if replace is need on each unit. Most of the time it only 1 or 2 trim boards that are bad, sometime all 4 need replacing.
After measuring and securing the new top we carefully remove old material and check trim boards.
If you boards look good we install the new top securing it in place with special screws that do not rust.
We also brush off to remove any loose rust, dirt etc and repaint the existing termination caps with a rustoleum enamel paint to help make them look new and shiny.
We install the repainted Termination caps carefully gluing them down to prevent a leak spot.. (we see a lot of leaks where caps have been screwed by original installation contractor.. glue is better and no hole. )
the only holes we put are on side flanges so any water just drip outside the painted wood not behind it causing rot over time.
